Location
A satellite view of the grove is attached, showing some of the main features of the site. Also attached is a more general location view, from which it can be seen that the site is in fact just outside Kendenup, a small village in the Plantagenet shire adjacent to the Stirling mountain range. With a mainly agricultural background, the village has a small local grocery shop, and is surrounded by beautiful countryside, with the Mount Barker Chicken facility located near the village. Kendenup also has a highly regarded Primary School, and various sports facilities nearby.
The village is located some 18 Km north of Mount Barker, which in turn is about 50Km north of Albany.
Grove Assets
The grove has 500 Olive trees, (mainly Leccino olives), used exclusively for producing award winning Extra Virgin Olive Oil, with sufficient netting to cover almost all of the trees. There are also 40 Lime trees, mature and heavy yielding, as well as about 90 Pistachio nut trees, and approximately 20 Valencia orange trees, which carry fruit almost throughout the whole year. Besides these commercially viable trees, there are also various fruit trees and vines which supply family needs, (peach, plum, damson, apples, pear, lemon, avocado and table grapes). There is a wide range of equipment available for harvesting the olives and storing the oil, and general grove maintenance.
A large dam supplies all required water for irrigation, which is distributed by a diesel pump, and there is also a Fire pump and hoses. Besides offering suitable storage facilities for all the equipment, a 9mx6m shed houses an off grid solar system, which powers the house. A 100,000 litre rainwater tank supplies water for all domestic requirements, while an additional septic tank system eliminates the need for any utility bills, apart from a fixed wireless NBN installation. House Description
The property features a modern three bedroom, two bathroom home. Income Potential
The main source of income currently is Extra Virgin Olive Oil, sold under the Stirling Olives brand. In the first year of ownership, 2012, the trees produced 300 litres of oil, whereas in 2017, the grove produced 1100 litres, an impressive growth rate.
The oil is sold both retail and wholesale. Whilst retail obviously provides better margins there is a wide range of markets and shows both locally and further afield to enable this to be expanded.
The lime trees produce limes throughout the year, which are sold locally to a few long standing customers. While the income from lime sales over the year is only a few thousand dollars, there is very little effort required to produce this cash crop.
The oranges are not sold, but rather are juiced throughout the year for family and friends. The prices paid for oranges in this area do not suggest the sales effort would be worthwhile. Again, however, the fruit is available for private sales.
The Pistachio nut trees are just starting to produce nuts and this is very much an untapped potential source of income. It is worth mentioning that local shops are always very keen to sell local produce, so this is certainly a potential source of income worth researching.
The 10 acres could support a flock of sheep with no impact on the existing uses. Neighbours on all sides, utilise grazing, either for their own sheep or under contract with local farmers, as an additional source of income.
Whilst there are sources of income on the land both already available and still untapped, it is unlikely that the total income produced would be suitable to support a family on its own. It is more likely to act as supplementary cash for someone who has an additional income as well. A feature of living in this area, is that most families have at least one of the family earning an income from pension or external employment, whether it be locally in agriculture or work in Kendenup, Mount Barker or Albany.
